8 reasons NOT to invest in Florida land

you can become rich. There are several ways to do that. If you want to take the easy one – in a capital‑friendly country – my team and I are the best helpers you could wish for.

Which of the 8 most common ones applies to you?

Language (the belief that your English is not good enough)

When I messed up the foreign language English at school, I told myself: the economic area Germany–Austria–Switzerland with 100 million German speakers is so big that it is enough for me and my life.

In my career, before I became successful with Florida lots, I was invited in 2012 to the opening of a tungsten mine in Australia. You do not pass that up, do you?

Back then I bought the book next to this text and took a business friend with me as translation help.

The trip was so good that the resource company invited me to the USA the following year. Again, the travel dictionary accompanied me. But not my friend, because his wife had a baby.

Even for money nobody wanted to accompany me, so in 2013 I flew alone to the land of unlimited opportunities. That was on my 32nd birthday.

On my own I explored San Francisco. Then I drove a Jeep to Reno in the state of Nevada to meet the top management of an explorer company. Their business purpose was to drill for promising gold and silver deposits in the desert.

On the recommendation of a business partner, I had bought shares and he emailed the office that an investor from Germany would be coming to see the projects.

They did not know that they would be dealing with someone who had failed to reach the required level in school English.

The two‑day tour nevertheless went ahead in full – with the CEO, the chief geologist, the driver of the drill cores and yours truly. It was one of my best experiences in the USA.

The two most important lessons from this:

  1. If something interests you, the vocabulary will come to you. It is easy to look it up and keep it in your head.
  2. Even with poor, practical English, people are happy that they do not have to speak German with you.

My English only improved when I started with Florida lots. But it is still so embarrassing that I often let others speak for me.

But did that stop me from doing successful business?

No.

I looked for solutions and found them in:

  1. German‑speaking business partners
  2. Translation tools

Far away

That is true and it is a good thing, because you have professional distance from where the action takes place. You do not get infected and swept along by the mood swings on the ground.

Your view is clearer. Less emotional.

For a long time I worked with a real estate agent, and over time I got the feeling that she was annoyed that I was closing the better deals – and she was even helping me do it. She conducted the negotiations in English based on instructions I gave her in German.

In 2020 something happened: she bought the neighboring lot. However, she paid 2,000 dollars more. She now suggested building a seawall for both lots at the same time, as this would save costs, and she took over all the organizational work.

She now wanted to cash in and sell the lot prepared for home construction at a good price: 50,000 dollars. She suggested that I could sell now too. Yes, I said. But I want 50,000 USD + 20,000 USD for the seawall.

For a long time this was my best deal, with a profit of 39,571.51 USD after all costs. Since January 2025 it is only my second‑best deal. 😉

Result: Both lots were sold in the same month. Hers for 50,000 dollars – mine for 70,000 dollars. The closing even took place on the same day: 1 June 2021.

Today I am a helper for others. Today I am happy when the coachee closes better deals – makes more profit than I do.

You do not have to be on site for that. I am in Florida perhaps once or twice a year. In the Corona years I was not in Florida at all and business continued and even ran better than before.

I love my home country Germany and operate with email and express document handling from my home office. I only very rarely pick up the phone receiver. You know, English is not my strength.

No money (or the belief that you have too little)

No money really does not work. But I have met people who had less than no money and still found ways to invest.

One of my favorite books when I was young was “Die Kunst über Geld nachzudenken” by the old stock market master André Kostolany.

His wisdom:

  • If you have little money, you must not speculate.
  • If you have a lot of money, you may speculate.
  • If you have no money, you must speculate.

Since you cannot invest with absolutely no money, let me remind you that there are people who have found ways. Some successfully. Others not. Do I recommend that to you?

No, such advice cannot be serious.

But I myself bought a lot in Florida on credit.

Why?

Because the deal was so awesome. I had the opportunity to exclusively buy this south‑facing lot at a canal intersection. Provided the transfer was made quickly.

I transferred the money directly from my revolving credit line, which I had had set up as a precaution in 2017.

In the course of our coaching program we train various capital‑raising strategies. Depending on the individual starting situation, options in Germany, in the USA and even in Liechtenstein are possible.

Too little time (or the belief that you cannot find the time)

Indeed. If you have no time, how is that supposed to work? No one will carry you over the finish line. But how much time is really required?

One thing is clear: AmericanLand.DE is not an investment where you pay in once and a management company takes care of growing your wealth for you. If that is what you need, I recommend you open a portfolio account with my friends at the Liechtenstein asset manager estably.

Investing in Florida lots is an investment business. A business! Fortunately, a business without opening hours. A business without business premises. But a business with real estate 😉

This means you can schedule the learning, the research and the actions for daytime or nighttime, just as you like.

With one exception: on the first Wednesday of the month between 8 and 10 pm (CET) we meet in the virtual classroom for live coaching.

If you like being at home, this business is ideal for you. Look at me: since New Year’s Eve 2018/2019 I have been a single father of three children. The only chance I have to do something extraordinarily successful is to do it from home.

Is it not our task as mom or dad to provide prosperity?

As strange as it may sound to outsiders: Florida lots are almost ideal for that.

If you do not like being at home, go to a place you like. The main thing is you have a stable internet connection.

Most of our coaching participants have never been to Florida. Many have not even been to the United States. Should that stop them from getting into the topic?

No, you thereby create a compelling reason to travel to Florida in the future and see in real life the things you have already seen hundreds of times on your screen during your online research. That will be exciting!

Before helping others with their investments, Florida lots were a hobby for me. A hobby I sometimes pursued intensively, sometimes a bit, sometimes not at all.

It did no harm. A lot rarely goes bad just because it lies for a longer time. You will keep an eye on your email inbox, won’t you?

Too complicated (or the belief that it is)

Lots are constantly being traded in Florida and for us Germans the lot market is surprisingly transparent. For example, you can see the historical transaction prices and how the tax office assesses the value of the property. Helpful, right?

When lots are bought and sold every day, it cannot be a book with seven seals, I thought back then and decided to buy a “practice lot” to get to know the process and the documents.

That was one of my best decisions, because it was easier than expected. I got going because I was professionally accompanied. The US market is very professional. Often buyers and sellers each have their expert at their side as an advisor. A real estate agent (English: Realtor).

I have done mega deals without a Realtor, you will see that in the coaching program.

At the beginning you will start with support – like in a driving school.

At the beginning you will do the simple deals.

Complexity is something for later. Once you have become a professional yourself.

Takes too long

In times of Bitcoin and a thousand other crypto simulations or day trading, building wealth with real assets can seem to take a long time.

“Rich with Florida lots” is definitely not a get‑rich‑quick system. But it is serious, because real lots that truly exist are bought. To earn money they are developed. If necessary with financing.

But the first rounds consist of buying as undervalued as possible and selling at a higher price. You can do this with better marketing – or with real value creation as you learned in the first email if you signed up here. That was the documentation of my fourth lot deal.

If you already have experience in Germany with real estate trading, you may think that a real estate transaction takes 6–9 months. Not so in Florida.

  • Purchase: 30 days from the purchase decision to the registration in the land register is normal.
  • Sale: 30 days from closing the sale to the money being in your account is normal.

My shortest holding period was 52 days.

After 52 days, I had 11,854.95 dollars more in my account after all costs.

Nice deal. Actually anyone could have done it, because I did not have any special skills back then.

Assumption that the risk is too high

There is always risk. Even if you put cash in a safe‑deposit box in the vault of a savings bank.

Safety arises when you start managing risks. Managing also means minimizing. For example through building knowledge and experience. That is why this calls to mind our video course and implementation in the community.

Minimizing also means not only having one lot on the hook. Look for a second and a third. Build a portfolio. You sell occasionally to have capital for new purchases again. You sell for more than you bought.

Of course you do not put all your capital into Florida lots. Neither did I. Using the system of the 5 asset fields, in 2024 my real estate assets accounted for 42%.

Apart from my owner‑occupied property, my real estate engagements in 2024 were exclusively Florida lots.

Exception: At the beginning you have almost no money, then you bundle until you can afford to split again. In fact, after some successful real estate deals in America, I opened a securities account and invested surpluses in three very lucrative securities.

Feel free to ask me about them at the end of a live coaching session once you have done at least 5 Florida deals. Before that, I did not deal with them either. For you this means: focus on learning how to trade Florida lots successfully.

No experience with real estate

I almost started my career with Florida lots like that. The only property I had bought before was my own two‑family house in the Allgäu.

Around 2011 I wanted to buy a condominium as an investment. But the market for that is so non‑transparent in Germany. You only get this idea once you have learned to do research in Florida. Once you use the tools you get to know in our coaching program. Afterwards it will seem to you as if we were living in the Middle Ages in Germany – as far as concrete real estate data is concerned.

You do not need any experience with real estate to start the coaching. First, because things work quite differently in America, and second, because you will learn what you need in the coaching program.

What you must be is:

Curious to learn. You must want to learn and implement.

Success is not automatic just because you have bought the coaching program. Success comes automatically when you do lucrative deals. You will learn what it takes with us.
